Oaks North Marbella Homeowners Association
BOARD OF DIRECTORS MEETING
July 18, 2007

The Board of Directors Meeting of the Oaks North Marbella Homeowners Association was held on Wednesday, July 18, 2007 at the Oaks North Community Center, pursuant to the notice thereof sent to all Board members. It was determined that a quorum was present and the meeting was called to order by the President, Karen Wiley at 10:01 a.m.
Directors present: Karen Wiley, Larry Allen, Marilyn Tipler, and Jim Coote.
Also present: Chon Campillo (US Lawns) and Wendy DeVuyst.

MINUTES OF PREVIOUS MEETINGS
A motion was duly made by Jim Coote and seconded by Marilyn Tipler to approve the minutes of the previous Board meeting of 6/20/07 as written. Motion carried.

MEMBER PARTICIPATION - None

COMMITTEE REPORTS:
A. Maintenance … Karen Wiley
  • Punch List – A new list was presented. Most items from the last list have been done. Increased gopher activity. Power outage today will affect the clocks. The riding lawn mower that US Lawns uses has not been working for about a month. This has put them behind on the mowing. Question on ownership of slope area by the Villas. Ms. Wiley will check with the Villas to see who owns this slope.
  • Status of Entry Plants – The new plants were installed the end of June. Jim Coote feels that more plants are needed on the right side. The Board asked for a bid for 2 more flats of color.
  • Status of Entry Palm Tree Trimming – The work was completed on 6/28/07. They did a good job, but they called and had a problem with one fixture knocked off their pedestal and one broken light bulb, which they replaced. Jim Coote was able to repair the one fixture.
  • Irrigation – Discussion on the brown areas in the greenbelt. The water is currently on 5 days a week to green up the Greenbelt. We may need to shut off some of the sprinkler heads in the lower areas a couple times a week because these areas are getting too much water. This will also increase the water pressure in some of the other areas.
  • Karen Wiley will contact the Villas regarding dead Palm fronds on one of their trees, and weeds and nut grass on their slope.
  • Removal of Italian Cypress in Common Area – We have found out that $375 was put into the escrow account to cover the cost of the removal of the Italian Cypress when the home was sold. We have requested that money from escrow.
  • Status of Entry Lighting – Jim Coote reported he is working on one light fixture. Two lights are currently out.
B. Communications/Newsletter – Newsletter will go out this month. We will have an article on the new ballot that was sent out. Will put notice in newsletter about November elections.
C. Long Range Planning Committee
  • Ballot for CC&R Amendment – The revised ballot was mailed out in June and to date we have received 128 ballots. The ballots are due by 8/31/07. Discussion.
