Oaks North Marbella Homeowners Association

BOARD OF DIRECTORS MEETING

February 18, 2009

The Board of Directors Meeting of the Oaks North Marbella Homeowners Association was held on Wednesday, February 18, 2009 at the Oaks North Community Center, pursuant to the notice thereof sent to all Board members. It was determined that a quorum was present and the meeting was called to order by the President, Karen Wiley at 10:04 a.m.

Directors present: Karen Wiley, Larry Allen, Jim Coote, and Marilyn Tipler.

Also present: Greg Weiland and Chon Campillo (US Lawns), and Wendy DeVuyst.

MINUTES OF PREVIOUS MEETINGS

A motion was duly made by Jim Coote and seconded by Marilyn Tipler to approve the minutes of the previous meeting of 1/21/09 as written. Motion carried.

MEMBER PARTICIPATION – None.

COMMITTEE REPORTS:

A. Maintenance … Karen Wiley

  • Punch List Items – A new list of items was given to US Lawns and reviewed. All the items from last month's list have been done.
  • Water Bills – Last month two of the bills increased significantly over the previous year. Discussion. No leaks were found in the system. We may need to have the meters checked by the City. No irrigation has been on since 1/21/09 and US Lawns is checking the meters regularly.
  • Bid for Valve Replacement ($175) – One valve had a leak. The cost to repair was $175 and was done in late January.
  • City Water Audit Report – Greg Weiland has reviewed the free water audit report done by the City. The report only tested 4 valves out of all the valves, so it does not cover all the landscaping. Since about 80% of our landscaping is turf, the report recommends that we remove all the turf areas. Mr. Weiland stated that we would be eligible for about $4400 in rebates for the weather station clocks, which would cover the entire cost of the clocks. Also, we would be eligible for $4 per head for replacement of irrigation heads. The problem is that our water pressure is so low. The report indicates that our water pressure is about 45 psi. Discussion. The Board directed US Lawns to proceed with getting the grants for the weather station clocks. US Lawns will check the water pressure on all the back flow units. Larry Allen will then call the City about ways we can increase our water pressure to the previous levels.
  • 2009 Contract with US Lawns – We have the written contract for 2009 from US Lawns. The monthly fee has increased from $4245 to $4330. We have this figure already in the 2009 budget. Discussion. A motion was duly made by Marilyn Tipler and seconded by Larry Allen to sign the 2009 contract with US Lawns in the amount of $4330 per month for landscape maintenance. Motion carried. A signed copy was returned to US Lawns.
  • Entry Palms – Larry Allen still has not obtained a bid for removing the spurs on the entry palms. It was decided not to pursue this matter at this time.
