ANNUAL MEETING OF MEMBERS
November 5, 2008

The Annual Meeting of Members of the Oaks North Marbella Homeowners Association was held on Wednesday, November 5, 2008 at the Oaks North Community Center, pursuant to the notice thereof sent to all members.
It was determined that a quorum of owners was present, with the receipt of 144 ballots. There were also 3 units represented in person.
The meeting was called to order by the President, Karen Wiley at 2:05 p.m.
Directors present: Karen Wiley, Jim Coote, Marilyn Tipler, and Maurice Nahum.
Also present: 3 homeowners, and Wendy DeVuyst.

PRESIDENT’S REMARKS … Karen Wiley
A. Ms. Wiley welcomed those in attendance and introduced the Board members. She also introduced Wendy DeVuyst, the recording secretary.
B. Of the 6 homes lost in last year's wildfire, five of them sold their lots. One builder built 4 of the new homes and all have sold. There is one more almost completed. The sixth lot has recently had plans approved and they have started some of the work to the lot.
C. The Board has been looking at a relandscaping plan for the greenbelt due to projected water shortages. Also, our water bills continue to rise and we have to reduce usage. We are looking at various options and gathering information. We have spoken to a couple of landscape architects. We recently had a free water audit done through the City and are awaiting the report. Per the Bylaws, the Board cannot approve removing turf from the greenbelt without a vote of the membership. Before we take a vote on this matter we will have to have some meetings with the members with information on the costs and plans to review. We would like to put together a panel of homeowners who are interested in landscaping to assist the Board on this matter.
D. We had an inquiry from an owner about benches on the greenbelt. We are not opposed to benches, but have no funds to pay for them. We do have to be careful where they are placed so that they do not interfere with the landscapers or the asphalt easement road. We are looking for residents who are willing to spearhead this idea and possibly make donations toward benches. There is one bench on the greenbelt already that was donated in the past by owners.

FINANCIAL REPORT … Maurice Nahum
A. Those in attendance received a copy of the financial report ending 10/31/08.
B. We have mailed out the 2009 budget and there is no increase in the dues.

ELECTION RESULTS … Marilyn Tipler
A. A total of 144 ballots were received. Jim Coote, Maurice Nahum, and Marilyn Tipler were elected to the Board for the next two years.

QUESTIONS AND ANSWERS
A. A homeowner has artificial turf and the landscapers are blowing debris onto his lawn. He asked that we talk with the landscapers and ask them not to do the blowing in his area.

Questions and Answers (continued)

Respectfully submitted,

Wendy DeVuyst,
Recording Secretary
