CORRESPONDENCE

B. A letter dated 7/7/06 was received from Jan Christensen (12985 Ave. Marbella) requesting architectural forms for painting her house trim and garage door, and some fence work. This letter was referred to Larry Allen of the Architectural Committee.
FINANCIAL REPORT … Jay Riesenberg
A. Financial Statement - The Board reviewed and approved the financial report ending 6/30/06. We are under budget year-to-date by $7572.
B. Reserve Study – Mr. Riesenberg reviewed his revised figures to update the Reserve Study. Discussion. Some changes were made and Mr. Riesenberg will modify the study and review it at the next meeting with the Board. Karen Wiley will check with US Lawns on the figures in the study for irrigation components.
UNFINISHED BUSINESS
A. Oaks North Community Center Architectural Review Committee (ONCC-ARC) – Larry Allen was not present and had no report.
B. Sealing of Greenbelt Asphalt – Karen Wiley reported that George Weir Paving will do this work on 8/14/06. US Lawns has been asked to shut off the irrigation water during this time and to spray the path for weeds prior to the sealing work.
C. Power Washing and Painting the Entry Walls – Karen Wiley reported that the walls were power washed on 7/6/06 and were painted 7/10-7/12/06. The walls look very good. This should probably be done every 5 years.
D. Status of Underage Person at 18403 Aceituno – In November 2005 the Board granted permission for the owner of this home to have her underage daughter live in the house in order to care for her daughter, as she is ill. The Board stated that we would re-visit this issue in 6 months. As far as we can tell, the situation has not changed. We will send a letter to the owner and ask her to write to us if anything has changed. If not, then the Board will re-visit this issue in another 6 months.
NEW BUSINESS
A. Vandals on Greenbelt – Discussion on access of off-road vehicles to the greenbelt path near the winery. Larry Allen will pursue ideas for limiting access on this path and report back to the Board.
B. Karen Wiley reported that she received a call from Tom Cook (12978 Cam. Ramillette) about the weeds and Nut Grass on the slope behind his home. This is a shared slope between our Association and the Villas. We will send a letter to the Villas and ask them

With no further business to be brought before the Board, the meeting adjourned at 11:12 a.m.
Respectfully submitted,
Wendy DeVuyst,

COMMITTEE REPORTS:
A. Maintenance … Karen Wiley
- Punch List – Ms. Wiley noted that all items on the last punch list were completed. A new list was given to US Lawns.
- Reseeding Bare Areas in Greenbelt – The reseeding was done on 6/23. Some areas are looking better. US Lawns will fertilize the bad areas this week.
- Nut Grass – Ms. Wiley checked on the chemicals that are recommended for treating the Nut Grass. It is labor intensive to use and very dangerous. It was decided to continue to remove the Nut Grass by hand. Ms. Wiley will inform the owners who had complained about the Nut Grass on the Common Area slope by their home.
- Plants at Entry – The new plants will be installed this week.
- Trimming of Palm Tree at Entry – Davey Tree did this work on 6/28 for a cost of $1664. This was over the $1450 that was approved. A motion was duly made by Jay Riesenberg and seconded by Marilyn Tipler to approve the additional $214 for this trimming work. Motion carried. On of the lights under the Palms was broken. Davey Tree claims it was broken before they did the trimming, but has agreed to pay for half the cost of a new fixture. Jim Coote has a quote of $85 for a new fixture. We will send a letter to Davey Tree requesting them to pay $42.50 for the light.
- Bid to Remove Pine Tree on Via Nasca – Ms. Wiley will check with Larry Allen to see if he has a written bid from Sutton Trees for the $300 bid to remove this tree. If so, we will have the work done as soon as possible by them.
- Status of Entry Lighting – Jim Coote has put the new screen over one of the spot lights so that debris does not fall onto the bulb and into the fixture. Discussion on purchasing a spare light fixture when we purchase the one replacement. A motion was duly made by Jay Riesenberg and seconded by Karen Wiley to authorize the purchase of two light fixtures for the entry at a cost not to exceed $200. Motion carried.
