COMMITTEE REPORTS:

A. Maintenance … Karen Wiley

· Punch List – A new list was presented. Most of the items from last month were done. Still some weeding to be done and some more nut grass needs to be removed. Discussed the problem with dead grass being left in the greenbelt. Also, discussed problem of them blowing grass and having it accumulate in the gutters. Need to address this problem by blowing the grass cuttings back onto the grass and not into the gutter.

· Property Boundaries for Common Area – Ms. Wiley met with US Lawns on 8/23/07 and reviewed the boundary lines.

· Irrigation Problems on Greenbelt – US Lawns put in a lot of new nozzles in the sprinklers at no additional expense. Supposedly this will help with coverage. So far we haven't noticed a difference. There was an electrical problem the first of the month that caused water to be off in a large area for 4 days. US Lawns will aerate the brown areas on the greenbelt and overseed with rye grass seed at their expense.

· Entry Plantings - The heat damaged some of the entry plants. Discussion. It is time to change out the flowers at the entry. Cost will be $90. Board approved. Jim Coote stated that the need to remove a bush that is blocking a light.

· Bid for Battery Operated Controllers – We have a bid of $3020 for two controllers. This will be included in next year’s budget.

· Trees Blocking View at 18163 Corte de Aceituno - Ms. Wiley has reviewed these trees and she does not feel that one of the trees needs to be trimmed, but there is a Pepper tree that should be trimmed up. We have a bid of $150 to trim this one tree. Ms. Wiley will contact the management company and advise them.

· There are other areas where trees need to be trimmed or removed. We have a bid of $150 to trim a Pine tree and $250 to remove a Pepper tree. Discussion. A motion was duly made by Marilyn Tipler and seconded by Maurice Nahum to approve up to $550 for the tree work listed above. Motion carried.

· Status of Entry Lighting – Jim Coote reported that all the lights appear to be working. He replaced two lights and purchased 6 more bulbs. May need to lock the box to the clock.
