A reply note was sent by Ms. Christensen advising that she would be returning to her home on 2/27/06 and that any of her children, all under the age of 55, were welcome to stay with her for as long as needed.
FINANCIAL REPORT … Jay Riesenberg
A. Financial Statement - The Board reviewed and approved the financial report ending 1/31/06. We are going to be over-budget by $100 each month on the landscape contract since their increase came after the budget was done. The year-end statement (12/31/05) does reflect the $7142 spent on tree trimming work in December. We ended the year $2596 under budget.
B. Audit Report – The audit report was received and will be reviewed by the Board at the next meeting.
UNFINISHED BUSINESS
A. Oaks North Community Center Architectural Review Committee (ONCC-ARC) – Larry Allen was not present and had no report.
B. Possible Age Restriction Violation at 12985 Ave. Marbella – The Board directed that a reply letter be sent to this owner after March 2, 2006 if the daughter is still residing in the home. She will be asked to attend the next Board meeting to discuss the situation with the Board.
NEW BUSINESS
A. Karen Wiley reported that we have lost another post in the greenbelt area. We may need to consider replacing these posts.

C. Discussion on the new law regarding disposal of hazardous waste, such as batteries, lights, monitors, TV’s and other electronic equipment. Karen Wiley was wondering if
we could provide a drop off point for our residents. It was decided that this might create a
liability issue. Ms. Wiley will check with the Community Center to see if they are
considering doing something along the same lines.
With no further business to be brought before the Board, the meeting adjourned at 11:04 a.m.
Respectfully submitted,
Wendy DeVuyst,

COMMITTEE REPORTS:
A. Maintenance … Karen Wiley
- Punch List – Ms. Wiley presented a new punch list of maintenance items that US Lawns needs to address. Discussion.
- Status of the Last Punch List – Most of the items have been completed on the list from January 2006.
- Irrigation System – US Lawns was able to make the repairs to the leaking backflow unit for a cost of $85.
- Seed Bare Areas – US Lawns has reseeded the area by Corte de Comares as a test area to see if the seed will take. If this area works, then they will give us a bid to reseed other bare areas in the greenbelt lawn.
- Citrus Grove - US Lawns was advised the Warren Hess will continue to water, prune and feed the trees in the citrus grove area.
- It was noted that US Lawns has dug out the weeds in the tree wells on the greenbelt and they look much better.
- A walk through with the Board and US Lawns is scheduled for March 1 at 10:30 a.m., meeting at the entrance. The Board will look at adding some shrubs to the citrus grove area.
- Status of Entry Lighting – Jim Coote feels that we may need to hire an electrician to replace the electrical control box for the light timer. Jay Riesenberg will look at this with Mr. Coote.
- The newsletter and directory were sent out. We have a couple of corrections to the directory that will be published in the next newsletter.
- Revision of CC&R’s – Karen Wiley is following up with the attorney on the revisions to the CC&R’s based on the meeting with him last November.

- Holiday Decorations – Roland Kramer addressed the Board with his idea for some lighting and garland at the entry walls to Marbella for the holidays. He would purchase the items and store them in his garage, with the Association reimbursing him for the cost of the items. He would then put them up just before Thanksgiving and take them down just after New Years. Discussion. The Board will check with the landscaper to see if they have any problems with these decorations. The Board like the idea and wishes to pursue it. Mr. Kramer will come back to the Board in October or November with cost estimates. The Board may also consider having the landscaper install some Poinsettias at the entry during this time.
